According to Zillow, these home features will maximize your sale price

Whether this applies to you now, or far down the road, you should be asking yourself how you can maximize your sale price and get the best return on your investment. According to  Zillow’s 2018 Home Features that Sell analysis, for-sale listings mentioning keywords like “professional appliances,” “outdoor kitchen,” or “heated floors” can sell for up to 29% more than expected.

Pet ShowerZillow® analyzed descriptions from nearly four million home listings nationwide that sold between January 2016 and December 2017 to see how certain keywords referring to home features, amenities and design styles impacted their sale price. Of all of the keywords analyzed, listings mentioning “steam shower” saw the highest sale premium of all keywords analyzed and sold for up to 29% above expected values. Other top-performing listings mentioned spa/wellness features like “meditation room” or “free-standing tub.” Also selling for a premium and not so surprising, are kitchen related amenities such as “professional appliances,” “pizza oven,” or “wine fridge” and outdoor features such as an “outdoor kitchen,” “outdoor fireplace,” or a “shed or garage studio”.

According to Jeremy Wacksman, Zillow’s chief marketing officer, “While everyone has different style preferences, when it’s time to sell, being specific and strategic with your home’s listing description can have a big financial payoff…” “Homes with spa-inspired bathrooms, chef-like kitchen amenities and certain craftsman or farmhouse features are very popular among today’s buyers. If you have these features in your home, try to highlight them in listing photos and descriptions as it may help catch a future buyer’s eye.”

Free-standing Tub
Taking a look at these keywords isn’t just for those that are wanting to sell, it is also a good reference for those wanting to remodel their home and want a good return on their remodeling investment. A great example is that for-sale listings touting “new carpets” saw no increase in sale price, while listings mentioning “hardwood floors” sold for a 10% premium. And to go a step further, those listings with “herringbone patterned floors” sold for as much as 21% more than expected.
